MAPC’s move to allow more discussion on plan is the right one

Metropolitan Area Planning Commission has tabled a plan for a housing and business district at the corner of Chestnut and Cleveland.

MAPC members discussed the plan Monday night, along with some 70 residents of the Rolling Hills and Quailwood additions who had concerns about the project.

The entire project covers about 77 acres. The development would feature about 30 acres of multi-family housing/apartments and senior living at the northeast corner of the development, as well as 136-189 single-family houses. There are plans for 350 apartments.

City of Enid Planning Director Chris Bauer told MAPC members the development plan included a lake that would serve as retention for all runoff and drainage issues within the development. Residents of the Rolling Hills and Quailwood additions said they were concerned about drainage in the area increasing with the addition of the development.

Upland drainage currently comes into the land, which now is pasture, and fills bar ditches along Cleveland and Chestnut. Residents said they were concerned that even though the development could handle new drainage, it would not solve the existing problems, and feared it would be worse.

Residents also had concerns about streets being able to handle the increased traffic. Both Cleveland and Chestnut are two lanes.

In the end, MAPC tabled the plan so all interested parties could get together to discuss the plan and concerns.

We think that’s a good idea. Residents aren’t necessarily against the project. They just want to make sure their concerns are heard.

Talking about the issues and resolving problems now would be better than a protracted fight over the development.
