And there are plenty of good deals in Enid in the way of available commercial space.
“There are certainly many thousand-square-feet spaces available. I don’t think there is a problem with any one of them structurally,” said Andrew, who served as president of Enid Metro Association of Realtors in 2001 and currently serves as a district vice president for the Oklahoma Association of Realtors.
Acting on behalf of the Waken family, Andrew is attempting to find a tenant for the 30,000-square-foot building at North Van Buren and Mulberry that once housed a Boys Market grocery store.
Some of the amenities the space includes are plenty of lighted parking, a loading dock and being located in an established neighborhood.
The building owners are willing to consider splitting the commercial space up for various businesses, Andrew said.
What’s the advantage for businesses and industries to shop in Enid for available vacant commercial space?
“It’s a fraction, or at the most one-third, of what new construction would cost,” Andrew said.
The Enid/Garfield County Development Alliance and the Greater Enid Chamber of Commerce are certainly privy to available commercial space here that can be leased or bought.
Alliance and chamber director Jon Blankenship said site location and space availability usually top the list when inquiries are made from out-of-town businesses or industries.
Enid has applied to the Oklahoma Department of Commerce’s ready certified site program that will give the town a leg up when consultants nationwide make inquiries about space and building availability.
Oklahoma is one of four states to initiate such a program, said Kelli Shafer, a public information officer with the ODC.
Thirteen sites are already posted on the ODC Web site as “site ready.” Enid will know if it makes the cut for the second round of applicants sometime this spring after the March 31 application deadline.
“We fully expect to be included,” Blankenship said, noting the Enid application includes environmental site studies for the Garfield County Industrial Park and Cimarron Industrial Park.
Rail service is available to both sites. The Garfield County Industrial Park has a 9,576-square-foot building that was the former Thilsted Electric Co. site.
Some of the other prime vacant commercial spaces that would be ideally suited for retail, distribution or call centers for customer service or claims processing include the 115,598-square-foot building at 4406 W. Garriott, which was the former Wal-Mart store, or the 37,000-square-foot building at 2717 N. Van Buren, which was formerly Atwoods.
